{"id":2112,"date":"2012-02-13T21:01:12","date_gmt":"2012-02-13T21:01:12","guid":{"rendered":"http:\/\/realisedevelopment.net\/?p=2112"},"modified":"2012-02-13T21:01:12","modified_gmt":"2012-02-13T21:01:12","slug":"the-problems-with-buildings","status":"publish","type":"post","link":"http:\/\/realisedevelopment.net\/index.php\/2012\/02\/13\/the-problems-with-buildings\/","title":{"rendered":"The Problems with Buildings&#8230;"},"content":{"rendered":"<p>Buildings are expensive things to run. \u00a0And these days fewer of us need them as places to go to work. \u00a0Or at least we don&#8217;t need to go to just one of them. \u00a0And we don&#8217;t need to pay rent.<\/p>\n<p>Yet there is a vibrant industry driven by developers, politicians and consultants bringing semi derelict buildings, especially in poor communities where regeneration cash is easier to come by, back to life as managed workspaces, incubators and start-up hubs.<\/p>\n<p>When money is being sought to kick these schemes off the business plans <em><strong>always<\/strong><\/em> look achievable. \u00a0<em><strong>This<\/strong><\/em> occupancy rate at <em><strong>these<\/strong><\/em> rates per square foot, taking a contribution from the community cafe, with fixed costs of <em><strong>x<\/strong><\/em> and variable costs of <em><strong>y<\/strong><\/em>, within <em><strong>z<\/strong><\/em> months we will be generating a profit and re-investing in the local community. \u00a0Money is raised work is done and with hard work and good luck the building is eventually opened.<\/p>\n<p>Except it is rare that\u00a0members\u00a0sign up as expected, rents are hard to collect in an economy where most cities have millions of square\u00a0feet of empty office space. \u00a0Fixed costs are usually higher than projected as budgets over-run and\u00a0interest\u00a0repayments are higher than anticipated. That break-even point always seems to be &#8216;just around the corner&#8217; even as social objectives for the building get thrown out the window in pursuit of revenue.<\/p>\n<p>So lots of money,\u00a0usually\u00a0intended to help people living in deprived communities, goes into the pockets of\u00a0consultants\u00a0and developers and into interest re-payments on\u00a0loans and the community gets a building that continues to swallow up revenue as the various parties who supported its development and staked their reputation on its success do all that they can to keep it open. \u00a0Including setting rents that frequently act as \u00a0major barrier to access to\u00a0local\u00a0people.<\/p>\n<p>Of course it doesn&#8217;t always work out like this.<\/p>\n<p>Some communities can stand the overheads associated with such developments. \u00a0Typically they are vibrant, affluent and well-educated, with disposable income to invest in &#8216;community share issues&#8217; with no real need to generate a financial return.
